Paving and repair

New asphalt driveways, gravel turned to blacktop, overlays, aprons, cut-out patches and pothole repair, for homes, farms and lots. Priced per job after the ground has been looked at.

Sealcoating

Driveway sealing for asphalt that has gone gray in the sun, with crack filling and small patches inside one price per square foot. If it can wait another year, you are told so.

Asphalt or concrete?

Settle this first. Around the Triangle it is the most useful thirty seconds of the whole quote.

Concrete: light gray, cut into squares

Most driveways in the newer subdivisions around Raleigh are poured concrete. You can tell by the pale color and the straight joints cut across it every ten feet or so.

A concrete driveway does not need sealcoating. Sealcoating is made for asphalt. If yours is concrete, tell us on the form and you will get an honest answer about what it needs, which is often nothing at all.

Asphalt: black or faded gray, one piece

Asphalt shows up on older homes, rural lots, long country drives, and nearly every church, daycare and shopping center lot. It has no joints, and on a July afternoon it gives slightly underfoot.

This is the surface we pave, repair and seal. Sun turns it gray, and storm water finds every crack.

Due for a coat, or fine for now?

Probably due

  • Baked from black to gray
  • Rain soaks in instead of beading
  • Hairline cracks opening
  • Three summers or more since a coat

Probably fine

  • Still dark, not chalky
  • Rain beads and runs off
  • No cracks you can fit a coin in
  • Sealed within the last two summers

How it works

1

Send the address

Name, phone, the property and what you think it needs. A rough idea is fine.

2

We look at it

Measured and read for condition. You hear if it can wait, if it needs repair before sealer, or if it is concrete and needs neither.

3

One written price

Then a date in a dry stretch. Summer jobs start early, ahead of the afternoon storms.

4

The work, then the wait

Repairs and crack filling first, then the coat or the new asphalt. You get the exact time before you drive on it.

Gravel, long drives and older asphalt

The jobs this part of North Carolina actually has.

Out in rural Wake and Johnston counties a lot of homes still sit at the end of a gravel drive, and plenty of those drives run a few hundred feet. Gravel washes out in a heavy summer storm, ruts where the tires run, and carries red clay up to the garage. Paving it over a properly graded and compacted base ends all three. On a long drive the base and the drainage are most of the job, so that is what gets looked at first.

Asphalt drives on older homes have a different problem. Years of Carolina sun cook the binder out of the surface until it grays, then cracks, then lets water into the clay underneath. Caught early that is a crack filling and sealing job. Left too long it is a patch or a resurface. You get told which one yours is.

What asphalt sealing does here

A protective coat, not a repair. Knowing the difference saves money.

It takes the sun

Ultraviolet light and long hot summers dry out the binder that holds the stone together. That is the gray you see on an old drive, and the brittleness that follows it. A coat of sealer takes that punishment instead of the asphalt.

It keeps storm water out of the clay

A summer downpour finds every open crack. Under most drives here is red clay, which holds water rather than draining it, and a wet clay base softens and lets the surface sag and break. Filled cracks and a sealed surface keep that water on top.

What it will not fix

Sealer will not hold together a drive that is already crumbling, fill a pothole, or save alligator cracking where the base has failed. If yours is there, sealing it wastes your money, and that is what you will be told.

How long it lasts

About two to three years on a house drive. Less where it bakes in full sun all afternoon or where cars turn on the same spot. Sealing more often than that buys nothing.

Common questions

How much does it cost?

It depends on the size of the area and the shape it is in. Sealing is one price per square foot, and that one price already covers the crack filling, small patches and, on a lot, putting the lines back. Paving and bigger repairs are priced per job once somebody has looked at the ground. Either way you get one written number before anything is booked.

What moves the price, and how to measure your own drive

My driveway is concrete. Does it need sealcoating?

No. Sealcoating is a coat made for asphalt, and it does nothing useful for a concrete slab. Most newer driveways around the Triangle are poured concrete, so this comes up often. If yours is concrete, say so on the form and you will be told honestly what it needs, which is often nothing.

How to tell which one you have

Do you do driveway repair?

Yes. Crack filling is included in the price. Small areas that have broken up, or a pothole that has opened, get patched before the coat goes on, inside the same price. If the asphalt is too far gone for patching, we say it needs resurfacing rather than sealing.

Patching, cut-out repairs and when it is time to replace

Can you turn a gravel driveway into asphalt?

Yes, and on rural lots it is one of the most common paving jobs. The stone that is already there often becomes part of the base once it is regraded and compacted, then the asphalt goes on top. What matters most is where the water goes, because red clay under a drive stays wet and soft when water sits on it.

How a gravel to asphalt job goes

What time of year?

Sealer needs the air and the pavement at about 50F and climbing, and a dry day. Around Raleigh that window opens in spring and runs well into the fall. In midsummer the afternoon thunderstorms decide the day more than the temperature does, so summer jobs start early.

The North Carolina season, month by month

How long until I can park on it?

Usually 24 to 48 hours on a sealed drive, depending on heat, shade and humidity. New asphalt needs longer before it takes a parked car without marking. You get the exact window for your job when it is booked.

How long to stay off it, and what marks a new coat

What happens if a storm comes through?

The job moves. Sealer needs a dry surface going down and dry hours after it, and a summer downpour on a fresh coat washes it off. Moving the day costs you nothing and the price stays the same.

Is blacktop the same as asphalt?

Yes. Blacktop and asphalt are the same surface, so blacktop sealing and seal coating are the same job, and the people who do it get called sealcoaters or driveway sealers. Concrete is the different one.

My asphalt is new. Can you seal it?

Not yet. New asphalt has to cure before it will take a sealer, and most manufacturers put that at six to twelve months. Sealing it early traps the oils still working their way out. Ask again next season.

Do you do parking lots?

Yes. Churches, daycares, offices, strip centers, HOA and apartment lots. A lot is measured and comes back as one price per square foot covering sealing, crack filling, small patches and restriping the layout, worked in sections around your hours.

How a commercial lot gets quoted and phased

Churches, daycares and business lots

Commercial asphalt across the Triangle, quoted and scheduled differently from a driveway.

Around your week

A church lot is empty on a weekday, a daycare lot on a Saturday, a shop lot overnight. The work is split into sections or fitted to the days your lot is quiet, so nobody has to close.

The layout goes back

Sealer covers every line. Putting the current layout back is part of the one price per square foot. Accessible spaces go back to the current standard, not wherever the old paint sat.

Repairs called out first

Delivery lanes and dumpster pads fail long before the parking bays. If one needs cutting out and rebuilding before any sealer goes down, that is said in writing on the quote.
